Perimeter Drain Service Across Greater Vancouver

Last updated: · Reviewed by the Right Choice Plumbing licensed-plumber team

Vancouver's rain puts steady pressure on foundation drainage. If a perimeter drain, also called weeping tile, is clogged or collapsed, water can collect against the foundation or enter the basement or crawlspace. Right Choice Plumbing provides flushing, camera inspection, spot repair, and full replacement in Vancouver, North Vancouver, West Vancouver, Burnaby, Richmond, and Coquitlam.

Many older Vancouver homes still have clay-tile or thin-wall perforated PVC perimeter drains. Root intrusion, silt, and ground settlement can block or damage them over time. Depending on their condition, they may need hydro-jetting or replacement with perforated HDPE pipe wrapped in filter fabric and bedded in clean drain rock.

We begin with a camera inspection through available cleanouts and check the property for wet ground near the foundation, efflorescence on basement walls, or mineral staining at the rim joist. The findings determine whether the system needs flushing, a spot repair, or full replacement with a new sump and discharge.

Typical project range: CAD 500 - 25000. The final quote depends on access, materials and the work confirmed during diagnosis.

  • Musty smell in basement or crawlspace
  • Mineral or rust staining at the rim joist
  • Sump pump running constantly (or never running when it should)
  • Cracks in basement walls with moisture seeping through
  • Foundation downspouts that disappear into the ground (legacy tie-ins)

Cleaning and flushing

Perimeter Drain Cleaning in Vancouver

The most common perimeter-drain cleaning service in Vancouver is a hydro-flush. We run a high-pressure jetter from a catch basin or cleanout to remove silt, soft roots, and collected debris. Most cleanings take one visit. We then inspect the pipe by camera so you can see its condition.

Spot repairs

Perimeter Drain Repair in Vancouver

A collapsed, cracked, root-damaged, or disconnected section of perimeter drain may be suitable for a spot repair. We locate and excavate the failed section, replace it with perforated HDPE pipe wrapped in filter fabric and bedded in clean drain rock, then reconnect and backfill it. This can cost less than full replacement when the rest of the system is in good condition.

Full replacement

Perimeter Drainage Installation in Vancouver

Full replacement may be needed when clay tile has collapsed in several places, original 1960s perforated PVC has become brittle, or the system was installed incorrectly. The work includes excavation around the foundation, removal of the old drain, new perforated HDPE pipe set in clean drain rock, filter fabric, required catch basins, and a connection to the storm-water line. Our workmanship warranty covers the installation.

Pricing transparency

Perimeter Drainage Cost in Vancouver

Perimeter-drainage cost depends on the home's footprint, drain depth, equipment access, and the amount of driveway, walkway, or patio that must be removed and replaced. A hydro-flush is less expensive than full replacement on a large lot. We provide a written flat-rate quote and include the camera footage behind our recommendation.

Same system, different names

Perimeter Drain, Weeping Tile or Footing Drain?

Homeowners, inspectors and contractors all use different names for the same pipe. A perimeter drain, a foundation perimeter drain, a perimeter footing drain and weeping tile are the same thing: the perforated pipe that runs around the outside of the footing, sits in drain rock, and carries groundwater to a sump or a storm connection before it can reach the basement. An exterior perimeter drain is that system. An interior basement perimeter drain, sometimes sold as a drainage channel, is a different product cut into the slab inside, and it manages water that has already got in rather than keeping it out.

That distinction matters when you are comparing quotes, because the two jobs are not interchangeable and the interior version is often the cheaper answer to a different question. A clogged perimeter drain is normally silt or fine roots and responds to flushing. A collapsed one does not, and no amount of jetting will fix it.

Before you commit to the work

Perimeter Drain Inspection in Vancouver

A perimeter drain inspection is worth doing before you agree to any excavation. We camera the system through the available cleanouts or catch basins, record the footage, and walk you through it. What we are looking for is whether the pipe still holds its grade, whether the perforations are silted over, whether roots have entered at the joints, and whether any section has crushed or separated.

Two honest limits. Some older Vancouver homes have no usable access point, in which case we may have to dig a small test pit to get a camera in. And a camera cannot see the drain rock or the filter fabric around the pipe, so a system that looks clear on video can still drain poorly if the surrounding gravel has silted up. We tell you when the footage is inconclusive rather than guessing at a scope of work.

Common questions

Perimeter Drainage in Vancouver - Frequently Asked Questions

How much does perimeter drainage service cost in Vancouver?
A Vancouver perimeter-drain hydro-flush typically costs a few hundred dollars per side, depending on access and condition. Spot repairs can cost a few thousand dollars, while full replacement is a larger excavation project. We inspect the line by camera and provide options in the quote.
How often should I service my perimeter drain?
For most Vancouver homes we recommend flushing the perimeter drainage system every 2 to 3 years as preventive maintenance, sooner if the home is surrounded by mature trees with aggressive roots.
Will replacing my perimeter drain dry out my basement?
If a failed perimeter drain is the source, restoring it typically stops the water entry. Failed waterproofing, foundation cracks, or condensation may need separate work. We explain what the inspection shows.
Do you handle the sump pump and discharge line too?
Yes. A perimeter-drainage project can include a new or replacement sump pump and a discharge line to daylight or an approved storm connection. We test the components together as one system.

Our vans carry the parts these brands fail on most often, which is usually the difference between finishing your perimeter drainage job today and booking a second visit.

Perimeter Drain Hydro-Flush

High-pressure flushing clears silt, root buildup, and debris from an existing perimeter drain and can help maintain flow during Vancouver rain.

Perimeter Drain Camera Inspection

We record the perimeter drain through accessible cleanouts so you can see its condition before deciding on work.

Spot Repair

Where one section of the perimeter drain has collapsed or root-invaded, we excavate that area only and replace with modern perforated HDPE.

Full Perimeter Drain Replacement

Excavation around the foundation, new perforated HDPE drain bedded in clean drain rock and wrapped in filter fabric, new sump and discharge line.

Sump Pump Installation and Replacement

We install sump pumps and pits, replace failed pumps, and run discharge lines that carry water away from the foundation.

Storm vs Sanitary Separation

Older Vancouver homes sometimes have storm and sanitary tied together. We separate them where required by current municipal code.
